Is this you?

If any of these sound familiar, you're in the right place.

Your books are messy or behind

You suspect trust accounting issues

Reconciliations are off, or haven't been done in a while

Reports don't match reality, or don't make sense

An audit or 1099 season is coming and you're not confident

You're not sure if you need a cleanup, ongoing help, or process fixes

What we review

A real look at the parts that get property managers in trouble.

Bank reconciliations

Are your accounts actually reconciled, and how far back do the gaps go?

Trust account balances

Does the money in trust match what your software says you're holding?

Security deposits & liabilities

Deposit and liability balances that don't tie out are the #1 audit red flag.

Owner & property balances

Negative balances, co-mingling, and owner draws that don't add up.

Uncategorized transactions

Lingering unallocated items that quietly distort every report downstream.

Corporate books

Your company-side books in QuickBooks Online, if you want them included.

Reporting & workflow

Whether your reports and monthly process are set up to keep the books clean.

1099 readiness

Whether your vendor data and payments are in shape for filing season.

What you walk away with

A written action plan, whether or not you hire us.

The consultation isn't a sales pitch. You leave knowing exactly where your books stand, and the write-up is yours to keep.

Exactly what's wrong, in plain language

What needs fixing first, and what can wait

Whether a cleanup is needed, and roughly how big it is

What ongoing support would look like, if you want it

What your team can reasonably handle internally

After the review

Three ways it usually goes. All of them are fine.

A one-time cleanup

We fix what the review found: reconciliations, trust variances, backlog, and all. Then you take it from there.

Trust Bookkeeping

Our flagship full service: payables, receivables, and daily reconciliations handled, so the problems don't come back.

Just the plan

Some teams take the written action plan and handle it internally. That's a fine outcome, and you're welcome to it.

Frequently asked questions

Is the database review really free?

Yes. The consultation, the live review of your database, and the written action plan are all free, whether or not you hire us afterwards.

What access do you need before the call?

Enough access to your property management software (AppFolio, Buildium, Rentvine, or Propertyware) for us to see the full picture: reports, bank reconciliations, and tenant and owner ledgers. A partial view can hide exactly the problems you'd want us to catch. Most clients set us up as a dedicated user, so access is trackable and easy to revoke, and we'll walk you through it when you book. It takes a few minutes.

Do I have to buy anything after the review?

No. Some teams hire us for a cleanup or ongoing bookkeeping, and some take the written plan and handle it internally. The plan is yours either way.

I already know my books are a mess. Can we skip straight to cleanup?

The review is still the right first step: it's how we scope the cleanup accurately, so the quote reflects what's actually wrong rather than a guess. It's free and it makes everything after it faster.

Which software do you work in?

AppFolio, Buildium, Rentvine, and Propertyware for property management books, plus QuickBooks Online for corporate books.

Can you also handle ongoing bookkeeping after the cleanup?

Yes. Most clients move from cleanup into ongoing bookkeeping, with daily reconciliations and automated daily audit checks that keep the books audit-ready.
