AppFolio user question:

How do I override the automatic late fee and create an on demand association late fee for the bulk of past due in AppFolio?

APM Help answer:

Your late fee settings need to be adjusted. You have two options:

1. You can disable automatic late fees by going to your name in the upper right corner > General Settings > Manage Accounting Settings > scroll down to your late fee settings and change the time of posting to Never, I will post manually > Save. This will affect all properties, and cannot be done on a property-by-property basis.

2. If you aren't already, I would recommend charging your Association Dues to a separate account from your main Rent Income account, and make sure that the account is subject to Late Fees by going to Accounting > GL Accounts > select the account > Check the setting if it's not already.

Then on the Association Page/Property page, you can set the Late Fee settings on a property level and have them apply to all outstanding, unpaid charges. They will still post automatically, but they will post based on the whole balance rather than just recurring charges.
